The First Step is Knowing What the First Step Should Be.
The first question a building owner needs to ask is, what do I want to achieve? In other words, what am I hoping to accomplish? Only then can you establish what the plan should be.
Now that existing buildings are receiving much attention, I find that many owners have mixed ideas about what they want. At first, they want a cost figure to retrofit their building...then, they want an energy model to determine what the building is doing...then, they ponder that they just want their building to function more efficiently...Oh, wait!....How about LEED EB!?! Then of course, the last words...Give me a proposal as soon as possible. My response is, to do what!?! Pick one...or pick all of them. But, please be clear about what you want.
Otherwise, you will not get what you want or even what you expected. (Also, LEED EB has been revised to EBOM and now O&M.)
It really comes down to the questions, do you want an energy audit or retro-commissioning…or both? Moving forward, it is then critically important to “plan to manage and manage to plan”.
DCSi’s Existing Building Plan is sensitive to existing facility operations and is developed with the customer, the contractors and subcontractors in mind so as to minimize any inconvenience to building occupants and operations.
